11 000 sqm Industrial space secured for Dubai-based Darvesh Group
The Dubai-based Darvesh Group, which operates in the packaging industry in South Africa, has taken up 11 000sqm of space in New Germany Industrial Park in a lease transaction concluded by JHI Properties KwaZulu-Natal.
Darvesh Group’s packaging operation trades in South Africa as Technovaa Packaging Industries.
This follows another recent lease transaction concluded by Atherstone for a logistics company, for the uptake of 3000sqm of space - also in New Germany Industrial Park.
Nigel Atherstone of JHI says, “A key factor in selection of this location is the fact that very high power requirements by tenants are easily met, and this is coupled with the prime location of the industrial park about 15km inland from Durban within an existing industrial area. In addition, the new main road currently under construction between New Germany and Riverhorse Valley (in a growth node north of Durban) will open up an important industrial corridor between the western and northern zones.”
Situated in Escom Road with a gross lettable area of approximately 165 000sqm, New Germany Industrial Park is a redevelopment by Seardel Group Properties (a division of Seardel Group Trading (Pty) Ltd and part of the JSE listed Seardel Investment Corporation), on a portion of a site which is a total of 270 000sqm of land in extent, which was previously occupied by one tenant, Frame Textiles.
The redeveloped, multi-tenanted modern industrial park has seen the demolition of some 25 000sqm of buildings to make way for contemporary, high-specification factory and warehouse space, spacious new yard areas and internal access roads. Being redeveloped in phases and comprising 165 000sqm of modern warehouse and factory space in total, this is now the largest industrial park in New Germany. A further tranche comprising three large new factories is being redeveloped commencing July this year (2012), as part of the ongoing development project.
Over and above the excellent power supply, this is a highly desirable location with good access and a high level of security. The factories or warehouses range from 1000sqm and are being redeveloped to suit tenant requirements at very keen rentals, ranging from R38 per square metre for warehouse space, R10 per sqm for open yard space and R55 per sqm for office space, with a flexible tenant installation allowance (rental rates exclude VAT). To date there has been a good uptake of space, with a range of enquiries from companies which include motor related businesses, logistics and warehousing operations and road transport operations. Currently we are seeing an increasing demand in New Germany for large industrial and warehousing space ranging from 10 000sqm and upwards, and with large floor plates.
Each individual unit in New Germany Industrial Park has its own internal offices and ablution facilities, industrial waste outlet and separately metered water and electricity. The units can be designed to include docking / dock leveller facilities to suit large scale warehouse or factory space, with ample yard space and parking. The park has 7m wide roadways and 25m diameter turning circles suitable for 22m super-link vehicle reticulation. Tenants enjoy the added benefit of being able to earn BEE points by renting from a verified Level 2 BBBEE landlord.
