Investors and large industrial users are actively seeking premises to acquire, predominantly in the size range from approximately 2000-5000sqm, with many requiring sizeable yard areas – particularly Gauteng businesses seeking to establish a presence in this region.

This is according to Seamus Daly, leasing and sales broker for JHI Properties in the Western Cape.

At the prestigious, multi-use, Racing Park business park in Potsdam Road, Killarney, in the Cape Town metropolitan area, Daly has sold an industrial property comprising four warehouses with a total gross lettable area (GLA) of 2030sqm and set on an erf of 2727sqm to an investor for an undisclosed sum.

Says Daly: “Now well established, Racing Park is ideally positioned just 15 minutes from Cape Town’s central city and within easy reach of major routes, making it a prime location which is also accessible for staff.”

In Paarden Eiland, an area also within easy reach of the city, Daly has concluded a lease for 700sqm of space in large commercial building which he recently sold to Union Tiles to launch their Cape Town store. The vacant space was taken up by a religious organisation which required a convenient location. “Located in Paarden Eiland Road with high visibility facing the N1, this property is only a five minute walk from the IRT (Integrated Rapid Transit) station and railway station - with easy access to the M5 and N2 – and is right in the heart of a busy retail and warehousing hub,” says Daly.

In nearby Epping 1 - a sought after industrial area just a short drive from the central city - Daly is currently marketing on sole mandate a landmark industrial property set on an erf of 8433sqm  with a GLA 3800 sqm. The property also has an 11Kva power supply.  

Says Daly: “Competitively priced at R13.5 million excluding VAT, this property has sound investment and development potential, particularly given the good location near Gunners Circle and with easy access to the N1 and N2 via Vanguard Drive (N7). Epping is on the fringe of Cape Town, making it a central location, and also within easy reach of Cape Town International Airport.
