Auction Group invites Cape Town ratepayers for free Valuation services

ClareMart Auction Group, invites Cape Town ratepayers to utilize their free valuation services, as the City of Cape Town plans to institute the new General Valuation roll on July 1, 2013.

The City of Cape Town announced the date for its next General Valuation last year. The date of valuation of all properties was scheduled for July 1, 2012 and the City plans to institute the new General Valuation roll on July 1, 2013. Notices will be posted to property owners in February 2013 to advise them of their valuation and of the procedure to lodge an objection if they disagree with the value as prescribed by the City.

The ClareMart Auction Group would like to extend their expertise and assistance to ratepayers across the Cape Metro should they wish to have their property individually valued by an independent authority in the property market.

“Our Group provides professional valuation and appraisal services for our clients anywhere in South Africa and as the Cape Metro Council is undertaking the 2013 Valuation Roll, we would like to extend those services to ratepayers throughout Cape Town whether they are existing clients or simply wish to have peace of mind regarding the value of their property. As auctioneers and valuers we are uniquely placed to be able to conduct valuations based on actual sales in the market and as our sale rate is higher than most agencies or brokers we have a large base to reference as valuers and can be accurate as to actual market value ” says Group Executive Director, Andrew Koch.

The general valuation process takes into account the size, sales figures in the area and physical attributes of properties, which is then used to determine the rateable value.

“We understand at this time that new rates valuation rolls can be a daunting experience for many homeowners and we are more than happy as a Group to assist the Cape Town public in receiving a free valuation of their property” says Koch.

The final valuation roll will be certified by the Municipal Valuer and submitted to the City Manager on 31 January 2013 and the roll will be open for inspection and the lodging of objections during March and April 2013.
