N4 Gateway clinches deal for Biddulphs International new head office

With its new R25 million custom-designed head office and storage building, Biddulphs International is relocating to N4 Gateway light industrial security estate in Pretoria, developed by Uniqon Wonings.

Currently under construction, for occupation from April 2012, Biddulphs new headquarters will span some 3,300sqm of offices and storage, including public storage and workshop. The storage area will be the first in South Africa with a capability to stack household furniture pallets four-high.

“The rapid development and construction progress of the 46-hectare N4 Gateway business park in Pretoria’s eastern suburbs is testimony to the gap in the market that this estate meets, with few other similar quality light industrial ready-to-develop sites available in the node,” explains Theuns Botha of N4 Gateway’s developer Uniqon.

In making its move Biddulphs has joined an already weighty lineup of international and blue chip companies at N4 Gateway – other buyers include BP SA, Chempure, Ivubu Investments and Business Partners.

Biddulphs International is a household goods transportation company based in South Africa, Zimbabwe and Botswana, specialising in overseas shipping, removals, storage and commercial distribution.

Superbly located with accessibility to the N1, N4, Hans Strydom Drive and Bronkhorstspruit Road, N4 Gateway is perfectly situated for Biddulphs’ operations nationwide as well as up Africa. In addition to easy access and excellent visibility, the estate’s high security facilities were a major deal-clincher.

N4 Gateway is a well-managed security estate, fully-zoned with all services including electricity. It is also the only industrial park with fibre optic telephone services installed and available.

With over 30% of N4 Gateway’s 124 stands already sold, 11 developments completed, a further six under construction and some five additional construction projects imminent, activity on the estate is high.

“Demand is strong. Companies are recognising that it is a good investment, and the market is currently in a position to build at extremely competitive and reasonable prices, making it even more attractive,” notes Botha.

Location and building costs are only part of the appeal.

“The flexibility and functionality for development at the park allows prospective tenants to build exactly what they need, and tailor a premises to their own specifications,” says Botha. N4 Gateway provides the full scope of premises services required by light industrial units – including stands for development, factory units and turn key projects.

“With the growing activity and popularity of the estate, N4 Gateway has caught the attention of the larger property investor groups and is receiving keen interest,” says Botha.
